I'll keep it simple: Ziyech is exceptional. I was a bit hesitant to buy him due to his 2* WF and me wanting to play him at central cam in the 4231 any worries I might have had have been washed away. I'm currently playing in division 3 and Ziyech is dominating the competition. But why?
Pace: I've got a hunter chem style on my man. That gives him an abundance of pace for a day 1 central CAM. He's not the fastest player on the pitch but for what his role is in my team, to be the primary creator and link everyone together, as well as make late runs into the box, he's more than fast enough.
Dribbling: Ziyech's balance and agility may be a slight cause for concern for anyone traumatized by fifa 20 but again, for this stage of the game it's more than enough. My early experiences with FIFA 20 have shown me that a lot of players can't defend manually anymore and you can use Ziyech to take advantage of this with left stick dribbling (he's got impeccable ball control and keeps the ball in close so you can just dribble around defenders), or with his 5 star skills. My smallish sample size of gameplay has led me to the conclusion that the meta skill moves (heel to heel flick, ball rolls, la croqueta, etc) are very lethal when performed by a 5 star skiller.
Passing: Why I bought him in the first place. He's an unbelievable passer in real life, he's an unbelievable passer in game. My biggest complaint so far with fifa 21 is that passes often don't find their way to their target (although I'll give EA credit, the players usually do make better passing decisions than last year). This is not an issue with Ziyech. I bought him with the idea that I'd be using him to ping passes all over the field and keep the attack moving smoothly and he definitely has not disappointed. Don't be afraid of passing on his weak foot either, it's not as good as his left foot but still better than most other players.
Shooting: The biggest surprise for me. His shooting stats don't exactly scream amazing shooter but that's what he is. As you might expect, his left foot finesse shots are deadly but he also has a rocket of a shot if you don't use finesse shots. He hits it hard and with accuracy and that's probably why he has 7 goals in the 4 div 3 rivals games I've used him in so far. Aim for the top corners and watch the ball fly into the net. Don't trust his weak foot, it is 2* after all, but he did finish one goal so effectively on his right foot for me that I didn't realize it was him that scored until the graphic of his card popped up by the centre circle for kickoff. I guess what I'm saying is that he can finish on his right foot but don't expect it consistently. Thankfully, Ziyech does have the outside the foot shot trait which really helps you avoid using his weak foot to shoot in a lot of situations.
Physicality: His stamina is fine. His strength is a bit low however and he can get pushed off the ball if you're not careful. Ziyech is a tall, spindly fella in real life and he's similar in game. He does have decent aggression, however, so he will fight for the ball and he will win against weaker players, and in a lot of cases he can do just enough to shield off a defender for long enough to get rid of the ball. If his physicality bothers you, I would suggest a hawk if you're willing to sacrifice the extra pace and shooting. I personally was not.
In summary, if you can afford him, give him a try. You'll probably really like him. I don't have enough coins yet to get Havertz in my team to compare them but when I do, I'll give him a review and comment on that there. As a Chelsea fan, you can bet I'll be testing all of our new signings out as soon as possible.

If anyone needs a free kick taker, use Hakim Ziyech. He can take your free kicks for you. His curve is insane and plays for Chelsea, which is a common club and is able to link. He can also take corners and can score from them (sometimes). The only player who could take free kicks like him is Toni Kroos and Trent AA. Ever since in FIFA 20, I have had him in the squad from the start. I recommend him and use him!
